Each leak is unique. Finding a leak within a plumbing system and what caused it is kind of like trying to solve a mystery. We may have some clues when we first arrive at a property, but we need as much information as possible so we can see the full picture. If there is a leak that is obviously coming from one section of pipe that does not mean that other sections do not have leaks as well. In other words, we have to be thorough so we can make sure nothing is overlooked. Ultimately, we will find the root cause of the problem.

Tree Roots – Speaking of roots and problems, did you know that tree roots are responsible for more plumbing leaks on the exterior of a property than anything else? Tree roots can grow up to fifty feet trying to locate water. Trees actually sense the water running through your exterior plumbing by using acoustic vibrations caused by the water as it passes through pipes. The roots will continue to attempt to penetrate the pipe. One small crack in a pipe is just the kind of opportunity a tree needs to cause a pipe to break.

Water Heaters and Water Softeners – Water heaters and water softeners both need to be replaced due to old age. There are times when it will make more sense to replace them opposed to repair them. But, it they are relatively new, here are some common causes for leaks. Water softeners have rotor valves or the rubber seal inside of them called an O-ring can fail. Rotor valves and O-rings can be easily replaced. Water softeners also have a brine tank which holds salt that can become damaged from overzealous cleaning. If you do not feel you’re responsible for the brine tank leak, your repair may be covered by a manufacturer’s warranty. Water heaters have a pressure release valve which is designed to be a safety mechanism should your water heater exceed a certain PSI. There is a possibility that the pressure release valve or related component needs to be repaired.

Corroded Pipe – Everything breaks down over time, including plumbing pipes. As pipes age, they can start to corrode due to a number of different factors. Water contains oxygen when it is introduced to your pipes will cause pipes to rust. Some of the elements used to treat water can speed the rust and corrosion process up considerably. Additionally, chemical drain cleaners have a propensity for causing damage to pipes too. Small holes may start where a pipe’s integrity becomes too compromised for it to hold in water.
